Why Even Permanent Visa Holders Get Denied by Banks in Japan?

It’s a common misconception:

“I have a Permanent Visa, so I should get approved easily for a home loan, right?”

Unfortunately, that’s not always the case.

Over the years, I’ve seen many foreign residents — even with stable income and 永住権 (Permanent Residency) — get unexpectedly denied by banks.

Then Proceed with reapplication and get approval.

One of the biggest misunderstandings?

“My PR friend got approved, so I should be approved too.”

The truth is: No two applications are the same.

Unless you share the exact same income, job type, property details, credit score, and financial profile —

you can’t expect the same result.

Real Talk — from my experience:

I once supported a PR client who applied to three different banks.

• One bank rejected the application

• Two approved, with different conditions

This is exactly why I always help clients prepare backup plans and carefully match them with banks that fit their situation — not just “any” bank.

So why do PR holders still get denied?

1. The Bank Just Isn’t a Match

Some have internal rules that are simply too strict.

Even PR holders must meet these:

• Job stability & type

• Income level

• Property conditions

• Existing debts

Miss just one? You risk being denied.

3. Hidden Conditions

Some banks only approve if:

• Property has high evaluation (even properties in the same city have different evaluation)

• You apply insurance or bundled services

• You accept special clauses

These are rarely visible at the beginning.

4. Strict Lending Conditions

Even with pre-approval, the final approval depends on:

• Property structure, age, and location

• Loan amount limits

• Applicant’s age and financial history

If any of these don’t match the bank’s policy, approval can still fall through.
